Sasha lives on her own because her parents split up. Her dad finally came out of the closet and went to live with his boyfriend and the mother went on her own somewhere else. It was emphasized all season long (and shown) how Sasha's parents don't care about her and never wonder where she is. I guess they're pretty rich though given the size of the apartment.
